I'd say Kamloops has more blue collar jobs. A dozen major industries, not just tourism. I've lived in both places but only invest in Kamloops. Better cash flow. Not sure where the vacancy stats come from but my buildings are always full. We've got a 30,000 job deficit. $200M expansion to hospital in 2020. A new mine coming. Tons of tech companies. Thompson Rivers University is rapidly expanding(13,000 https://www.tru.ca/about/glance/facts.html) and actually dwarfs UBCO population(7,530 undergraduate and 682 graduate https://ok.ubc.ca/about/facts.html). Kamloops "problem" is that it's not well known yet and that fine by me because I'm still buying here. I've got a great deal under contract, legal Fourplex with separate gas/hydro metres, $30k under market list price. 6% cap rate. 

Compared to 458 Royal Ave(50' frontage) which sold last year for 395 and was in terrible shape, needed $60k Renos and was illegal, was in floodplain. This legal fourplex is in a superior location, both for amenities and not in flood plain. New windows, tile kitchens, updated kitchens and baths. Rents far below market value, $660x3 and $700, cash flow close to $700/mo once property is normalized. The lot is 60' frontage, potential to subdivide. Since cash flow is distributed to you until all initial investment returned, by year 4 you could refi and be into deal for $0. You bring all initial investment plus mortgage and JV with Sam 50/50, 1% acquisition fee and 10% property management fee. Deal will be assigned if you prefer for $10,000 payable at subject removal.

Hi, been in RE awhile but just discovered Bigger Pockets. Just retired from policing st age 30 thanks to a small buy/hold portfolio I built in 7 years. Now looking for renovation deals/properties in Kamloops, will pay $1000 for a referral(upon closing).
