Pay it off....The less debt I have at retirement age the better off I would be ...Also I can invest that money into something that makes me some form of income....investing your money is always better than spending it...

I think as mention above that only you can answer that question. First of all you want to make sure you have some form of Emergency Fund put to the side just in case you have some type of major repairs come up....I did the same thing I bought a single family and then a duplex shortly after. Of course some major problems took place which I was expecting. So I fix that problem and did have the money to fix up the other property I had just purchase...but the good news I had the property and I fix it up little at a time... and now all the units are fully renting. Long story short its ok to feel uncomfortable. We have to learn to get use to feeling uncormforable and take some risks.

When should you go up on your tenants rent? 3-5 years......I m just wondering...Steve

Yes I agree you can offering him key's for cash....and work out some sort of walk thru of your property before giving him any money...Reason being it might be cheaper than replacing and fixing a lot of things...Now with that being said gather as much information from future tenant's as you can....so if you have to go to court for evictions or etc....the judge can order some sort of garnishments for your damages done to your property...
