Manco, appreciate the response. My mother was a nurse in a nursing home for a while, a little different than assisted retirement communities, and it was absolutely horrible what the system does and how our elderly are treated, I agree. 

This is where ethical investors can make a difference I'm sure! Or maybe even converting more neglected properties to another sort of commercial space or regular rental? Unsure, very unfamiliar with all the red tape associated.

Was about to post this, because I drove by one today and was like "huh... wonder if I could buy one of those" 

@Justice Jacobs - is there medical red tape? Do you have to find a special PM that does Retirement living? What questions will investors want to have answered when bringing them a property like this?

Thinking STR or Airbnb? Look for something that can be turned into a "unique experience" Airbnb made a massive push to promote these.

Other than that, it depends on your market. Big college presence? - rent per room. Growing tech relocations? Look for something a young professional would rent, or something with a small yard for a dog.

Most markets, 3 bed 2 bath is a good place to start - affordable for most renters and plentiful, especially if there is room to add a half bath, there's room to grow.
