Every brokerage wants agents, so make sure you are choosing the one that is the right fit for you. I'm with eXp, but a budget brokerage like Dalton Wade could be a good fit for you. I think it depends on how much help/leadership/mentorship/training you want.

I agree with @Jeff Copeland about homes in Florida. They either have termite damage or will have it eventually.

I also agree with @Kris L. that my biggest concern is weather and water. A long as everything is sealed up and the quality of work is high and obvious, you won't have trouble selling or renting it out. 

I moved to Pinellas County early in the Summer from Colorado so this stuff has been interesting for me to learn about. Specifically with termites and water the question isn't "what if it happens to my property" but "how will I manage it when it happens to my property". Everyone is used to that kind of thinking here.

Is the mortgage broker asking you to pay them a commission? Or are you just assuming you would need to? I would assume that he already spoke to the listing broker/agent about this, and that you wouldn't need to be involved in it.

I agree with a lot of the other agents here. Of course I can't buy them all, or most of them, or a lot of them. If I have entered into an agreement with an investor that I am searching for a specific criteria property for them, then it is my fiduciary duty to present it to them. 

Also, with pure self-interest, it is best for me to present investors with the best deals so that they come back and tell their friends. This is how I make money to invest. "Worst case scenario" they buy everything that I find them and I never get to invest my own money. Sounds like an awesome worst case to me. A relationship between an agent and an investor is mutually beneficial.

Hi Vera,

I do know some investors that are buying right now in the St. Pete area but most are going west toward Treasure Island or Seminole. Like @Jason Wray mentioned, I would look further north too. Some of the towns north of St Pete are really charming and short term renters like that too. Just keep an eye out for property taxes because some towns(like Palm Harbor) have really good schools that are funded through property taxes.

@Tyler Zwart If you do 1 transaction with a good agent, with good admin support, you will be convinced of the power of an agent. They should make your life easier and make you more money. IF they are not doing that, then FIRE THEM.

Ozona is a really cool area if you choose to go with that option. I actually looked in to buying in that area for my family. The Tampa area is pretty big. Is there a specific area that you need to be in for work?
