 I would recommend checking out the meet up app, I'm sure there are a ton of Real Estate groups on there. There is also an event in Culver City on the first friday of each month called business cards and beer, the guy who runs it, Ian Michael is in the real estate world. Hi Everyone,

My goal is to purchase an investment property in the next 12 months. I currently reside in the Los Angeles area, where the market is on fire right now, making it difficult to buy anything around here. I'm definitely looking to go out of state. I'm very open but I want to make sure I build up my knowledge before making any moves.

There is so much information available and it's a bit overwhelming. What should I be studying and learning about as it relates to real estate investing over the next 12 months as I prepare to purchase a property?
