With experience in construction and sales, you'll definitely be able to use those skills to your advantage when doing value-add deals.

The better the deal is, the easier it will be to do the BRRRR method and you can find some of the best deals off-market, so it's important to build a solid network and create deal flow so you can see as many opportunities as possible.

Hey Kemi, 

I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk. Once you feel you've built a strong team with your first property and have solid systems in place, I would then start buying more aggressively and taking on bigger projects.

When looking for cash flowing markets.. a lot of investors, including myself, are looking in cities like Cleveland.

Cleveland currently has one of the lowest price/rent ratios in the Nation, with the average home price being $107k and the average rent being $1,416/Mo.

When investing in high cash-flow markets, I always recommend working with an investor friendly agent so you're able to gain the right insight on the different areas and the risks involved.

Hey Martti, 

Doing BRRRRs out of state definitely adds another level of difficulty, but it can be done very successfully. 

You'll want to work with a good agent so you can gain the right understanding of the market you're in and pull accurate comps while also getting access to exclusive deals and pull the comps. Then you'll need to find a high-quality contractor who can ensure your rehab is done properly.

I recommend doing BRRRRs in cities that have some sort of mix between appreciation and cash-flow!
