If you’re looking to invest in your backyard, it helps to network with as many locals in the industry as you can. A great way to start is by attending RE events and joining a local investors association. You can usually find some events by doing a simple google search.

Hey Dillon, welcome to BiggerPockets! Building out a solid network and team consisting of a real estate agent, contractors, and lenders will be the foundation of your flipping success! 

I recommend starting with a smaller project that will have less risk so you're able to gain the experience you'll need to be confident in taking over bigger projects.

I'd start with something that's turnkey with value-add potential. Use this experience to work out the kinks and build a strong boots on the ground team. The first purchase is always a huge learning experience. Once you're ready for the next purchase, you will have experience, systems, and the confidence to tackle a bigger project like a BRRRR.

If you want cashflow, I would focus on areas up north like Linden and areas on the west side of Columbus, like Franklinton and Hilltop.

Linden is seeing a large amount of investment activity within residential 1-4 unit properties and newly developed facilities, which were ignited by the ONE Linden Plan. With new construction and renovations going on, on almost every block.

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story venue.

Have you looked into Ohio markets such as Columbus? A lot of investors based in markets like California and New York are choosing to purchase their investments OOS in the Midwest because of the affordability and numbers making more sense.

Prices in Columbus are still low enough to find 1% rule deals and there's a ton of appreciation happening in this market as well. I actually moved from Florida to Columbus for the real estate. I saw how fast the city was growing and decided to make the jump.

When looking for cash flowing markets.. a lot of investors, including myself, are looking in cities like Cleveland.

Cleveland currently has one of the lowest price/rent ratios in the Nation, with the average home price being $107k and the average rent being $1,416/Mo.

When investing in high cash-flow markets, I always recommend working with an investor friendly agent so you're able to gain the right insight on the different areas and the risks involved.
