Just curious on what else can add value to a property. Other than the obvious of renovating the kitchen, bathroom, ect. What else can add value to a property? Would adding security cameras add value?

I'm currently looking for lending for a property. Me and my business partner might have to go with a hard money lender and I'm just curious on how any of yall's experiences have gone?

I'm near the end of finishing my first real estate deal but the termite inspection came out positive.

How severe are termites and would you or would not continue this deal?

@Michael Glaspie sounds easy. I bet the hardest part is getting it started. It sounds like it cash flows like a king. AirBNB is something i definitely want to do one day.

I would like to say that today i made my 2nd step forward. The reason i say "2nd" is because I made up my mind a long time ago and have committed myself to studying, saving, and preparing myself for investment opportunities. Thats step 1. Today I went to the bank to get a pre-approval letter. I filled out the loan app form and waiting til tomorrow to see if i get approved for an FHA loan. Hopefully i do.
