This is the general idea, the details would have to be in further discussion. I believe the 2 year route could be a great move (long term but not really that long). Over 2 years housing market rises, plus the correct improvements and a right buy in the San Diego market.

*On a flip property ranging from $500,000-$850,000.

A 2 year play could net anywhere from $200,000-$450,000.

We both make profits from this deal with no hard money lender %’s calculated into the hold/ flip.

What if you do not do the repairs, or pay the rent? I only would do it f you put 100k or so in escrow.

Could have 6-12months mortgage supply in Escrow. 

If I don’t make improvements / pay rent in the first year you’re covered to an extent. 

If I had $100k -$200k liquid assets I’d run this business plan without an investor.
