Just like has been mentioned before, deals are everywhere. Off market properties are a dime a dozen however, so doing your due diligence is key. Wholesalers can be a great resource as they will take the leg work out finding the properties for you, but assigning contracts can come with difficulties in the title. I'd suggest finding an investment brokerage that sources deals and double closes as well. New Western is one that closes in volume in the area that could be a great resource for you moving forward.

Glad to hear you begin your investment journey Quentin! As an investment real estate agent, I'd suggest being able to move as quickly as possible when the time comes to purchase a property. Look into off market properties in your area- whether through Facebook or an investment brokerage like New Western. Likely, these off market properties will move fast so being fast is key. As a newly moved resident of St. Louis myself and an agent as well, I can definitely agree that St. Louis is the place to invest.
