We distribute funds between the 10th-15th. We want to make sure expenses are cleared first. This is typical in this area.

We charge $20/month for the first pet and an additional $15 for the second pet. Two pets max. For one pet, we require a $350 security deposit and $500 for two.

Those fees are very reasonable. Most companies in the St. Louis are charge one month of rent. $30/$40 an hour for maintenance is also a very good price. We are seeing more in the $50/$60 range for maintenance.

I've used Buildium, Propertyware and Rentvine. We implemented Rentvine at my last company and now use it at my current company. It's very affordable and very user friendly and has more features than other bigger names out there. And the customer service is phenomenal.

Most management companies in the St. Louis area charge the the full first month's rent. So, that seems like a great deal to me!

Real estate investing is not always easy, especially in the beginning. If it's something you "hate", you should probably consider selling off your portfolio. I would say to find a better property manager, but it sounds like you're leaning towards getting out of the game. Even in the beginning of my investment career, when I was losing some money, I still loved every second of it. You shouldn't just hang on to the properties in case you will regret it someday.
