Post: Should I sell my llc?

I am trying to put an offer on a property to wholesale, the RE agent told me that teh seller would probably not accept an offer from an LLC, And/Or its assignees. He told me that the best way to do this is to buy an llc, purchase the home in its name and then sell the llc to the buyer, including the LLC owned property?

I am so confused about this - has anyone done this?  Does it work?  Do sellers tend to not accept offers that have the "and/or its assignees" verbiage?  What should I do here?

@William Allen  - I am not confident enough to trust myself if this is a good deal - would you be willing to go over numbers with me?  This one is a fixnflip, but I also have another that is a development project... I think both are going to be great deals, but I am not confident in my calculations yet...

I am just starting out and I am finding that locating and qualifying buyers is not as easy as they made it sound.  I am currently sitting on about 10 bandit signs that are ready to put up, and contemplating whether to do that or something else... any suggestions?

I am Sandra, and other than being a single mom, I am a homeowner, a grandmother (kinda), a bad ***, and my daughters business partner.  I have been doing accounting since 9/11, and thoroughly hate it!  I have not been challenged in my career in too long.  I used to be a "lifelong learner" but I  know it all now!  So it was time!  I have 2 kids who have moved out and 2 at home, and that has made me realize I need to be around more for my kids.  I have gone through the Renovate to Rent program and am currently working with a 1 on 1 mentor to get a few deals done.  I have not closed anything yet, but my goal is to be doing fix/flips by the end of this year and to be out of credit card debt in 24 months.  I would really like to meet more people in the business... any suggestions?
