In my state, you can work under two brokerages so long as both sign off and you file the correct paperwork with the RE Commission. I suggest looking up the law for your state. You should be able to do a Google search or contact your state RE Commission for the answer.

I wondered the same thing...I found this on CreditKarma which I've found to be a reputable site.  Hopefully it helps clear things up:

"FICO gives you a 30-day grace period before certain loan inquiries are reflected in your FICO® credit scores. And FICO may record multiple inquires for the same type of loan as a single inquiry as long as they’re made within a certain window. For FICO scores calculated from older versions of the scoring formula, this window is 14 days; for FICO scores calculated from the newest versions of the scoring formula, it’s 45 days."

I would stick with the 2 week rule as this is the most conservative of the advice given.

Thanks @Rex T., that is exactly what I was hoping to do with my license. I do know that I have to identify myself as a real estate agent in my offers but that’s definitely worth mentioning. I have a couple investor friends who told me that they’d like to use me as their agent so I might have some side income coming in as well. For now, having my license has been a positive experience.

Thanks @Frank Wong for the input.  Luckily, I found a great mentor in my area who is a real estate agent and is willing to walk me through the steps.   I’m currently buying my fifth rental and she is guiding me in the purchase. I’m also an attorney and can read and write contracts like nobody’s business! I would never go about this in the dark.  I appreciate your insight though.

@Marc Winter, thanks for your valuable input.  I ended up getting my broker's license and will also be using it to sell my primary home and move into another so the savings of 6% in those transactions to me was worth it.

No way would I rent to a tenant with a prior eviction.  After having to take someone to court for non-payment of rent (who luckily agreed to move out), I know what a headache it can be to go to court.  There are so many good potential tenants out there.  Let someone else deal with the headache.
