WOW. No words. @Will Barnard, you are one of a kind. Even thought these people are really low, and the attorney!! mafia attorney?  you have not done anything crazy, and I'm sure many ideas can cross your mind, or you got tons of suggestions, like the pest tent fumigation idea. 

I'm not sure many people can be as persistent as you are  but with your attitude. Your right, What comes around goes around. I really hope at the end of this journey you will be able to at least break even. Or maybe write  book, sell the rights for a TV show or something, and hopefully for a good profit to compensate for all your time.

Most sellers are fine paying the buyer's agent fee. If it's going to be on MLS on Thursday, it is very likely that it's already under listing agreement. Based on the scenario, I will try to be under contract before it hits the MLS, so you can avoid competition and multiple offers scenario.

Sometimes when I have to choose between applicants, I do have doubts because we are humans. But, this is a business decision, so in a heartbeat I will go with the second applicant.

@J Scott: Yes I made the bulk of my income brokering Real Estate, now I'm looking to invest. I have a rental property and I'm getting ready to invest in a house. My real estate career has giving me the knowledge, confidence and the monies to do this.

I started with a big company where the the education and training was top notch. Split was not that good 60/40, but in order to have the foundations to build a good business, it was fine for me.

Then, I move to a pops and mom, you know them there are tons of them out there, where the split is great, ( you get almost 100% commission), but marketing and support for you is none, I was doing my CE on my board and trying to get as much as I could from different sources, at that time, my income plateau, and then I realized in order for me to grow, I had to move. Next,  I joined my actual Broker (Big National Brand), and in my opinion it was the smarter business decision I have ever made. Of course, from paying almost nothing to pay the huge split and fees, was overwhelming at the beginning, now I can say for me it absolutely worth it, you have the training, education and support.

@Gerald L. It depends, does your cousin have copy of everything? if he never made the offer, no contract was executed, I'm not sure.

I always see the charge of the insurance after we close on the transaction. But I'm assuming it should be something to protect the Broker for cases like this, because the one who is responsible is the Broker, and I imagine this is not the first case, so they should have some umbrella policy to protect them.

Your cousin may have options, contact the State Real Estate Commission, and usually the Broker carry some kind of insurance to protect the consumers against errors and omissions, not sure if it applies here, because it is not an error, but he should go after the Broker. Try to find out what affiliations the broker has, NAR, mls board and also fill a complain there. Contact the Broker, he is the one who is responsible for his associates. Talk to a lawyer.
