he wants the same as I’m doing to the next door unit. 
Tile instead of the current carpet through the whole home (bedrooms, hall way, kitchen/bath)

I already have an idea of the cost. Which I’m okay with. The tenant was willing to cover some of the cost to push me to start the remodel now.

In the new lease I would do the rental increase and tack on 50$ until he reaches at least $1000 of a new deposit. 
He hasn’t paid rent late and he has always paid me on time and in full. 
His current lease is up in July 2021. But I would restart another lease if we decide to remodel.

mic he is up for that then I would do the remodel if not then no remodel. 

Property: Duplex-Tenant is paying $1350 a month/deposit $2000 (Bad credit)

He called me and asked if I could remodel his unit as well. He said I can keep and use his $2000 deposit towards the remodel. How should I go about this? His 12 month lease is up in July 2021. 

I was thinking using the $2000for remodel, then starting a new lease once improvements are made with a rent increase and $50.00 towards the deposit until he reaches $1000 for his deposit for the unit.

Suggestions?

Side note: I wasn't thinking of remodeling his unit as previous tenants left it in such good condition! He was a single man, lived there over 30 years and handled all repairs. Wish he never left the property.
