Post: partnering on a rehab with seller

So I have a seller who wants to do this deal.

ARV - 250-290

Rehab Costs - 25k

Amount owed on the house - 155k

The seller wants me to fund the rehab and is willing to pay me 45k (25k plus 20k profit)  on the backend when the house is sold in 3 months.

How can such a deal be structured so that usury laws are not broken, I have a lien on the house and I can remove all my risks associated with the deal.

I am buying a property which has an insurance covered roof replacement. The insurance company approved the repair but the seller never came around getting the repair done. Can I get the insurance company to pay for the repair after I have bought the property?
