@Bryan Pore After thinking through, I'm considering gas station and dollar store franchises worth taking a look as these two businesses are very consistent in every market. Restaurants businesses are taking a hit now, I'm sure it will recover, but not sure how long it is going to take. I guess restaurant franchises may be cheap this year.

Hi, I'm a newbie to NNN. Looking for consistent cash flow on the invested cash. What's the good cap rate range? What is the current interest rate on LTV 70-75%? I'm focusing on restaurants for now.

Property price - $420k
Annual gross - $42k
Expense $7.8k
Vacancy Factor - 0.01
Is it considered a good deal considering it’s in California? I know it’s not meeting 2% rule.

@Chris Collins I own a primary home in Bay Area and I feel like I can achieve MFR in other parts of the country to generate consistent positive cash flow. Market is already peaked, so I won't invest for much appreciation. I see 2% rule can be achieved in mid west and south west.
I’m currently doing Fundraise, I like that but I want something physical.
Looking for advise around upcoming markets. I wonder how the snow zone can give positive cash flow with lot of headaches around maintenance.
