If I have a 6 months gap work history can I still get get approved for a loan?

Hello! I’m still learning about real estate investing and was just wondering if you don’t have 2 years worth of work history can you still buy rental properties? I have 2 jobs and I make about $2,700 a month with no debt at all. I worked at my last job for 11 months from Aug 2022 to July 2023 can that count as a work history? If it doesn’t, can I get my parents to be a co signer? 

What would you say is the best method for a beginner? Do you think North Carolina is a good state to start out? 

When it comes to BRRRR method do you put your own money down or do you get someone's money? If you need capital to start how much would you say the minimum someone should have saved?
