Many lenders will not finance recovery homes.  Many make the mistake of seeking specific Loan to Cost financing because they take inventory of the cash they have at their disposal and back into the loan leverage that's required to purchase the property.  This is natural. Those who are best at obtaining higher leverage financing are able to make a compelling case for the reason why that leverage is warranted. Why the lenders collateral is safe if a higher leveraged loan to cost is supplied. Rarely does this mean "I purchased the property well". There's usually a story that goes along such as a zoning change, an operational correction that can be implemented on day 1, new lease executed before closing etc.  That's where I would focus before seeking out the debt.


 I already own a home and have proof of income from that house, the two homes I’m looking to purchase are being used as recovery homes and have the zoning, as well as their license from the state and zoning approval from the county 

I’m looking to buy two recovery homes but only want to put 10% down on each is this possible to find something like this?

Anyone have any properties or holding any properties in Bucks County. My husband and I are looking to buy a home to use as a group recovery home, we are licensed through DDAP. We are interested in Bensalem, Croydon, Bristol. No Levittown

hello all,

I am looking for a 5+ bed, 2+ bath home preferably under 500K, my husband and I recently bought a sober living home in Bensalem and are looking for another home to buy to turn it into sober living! We are licensed realtors and don't currently see anything that would make sense. Bonus if the home is residential commercial.
