I would recommend a CPA that specializes in real estate as the taxes for the industry are a little different than just any other business. The LLC set up would need to be done by a lawyer.

I'm looking to purchase another home in the next year and want to turn my current home into a rental. What are some of items that I need to do for that? I want to put it into a LLC and I can set up the LLC but I wasn't sure how to get the property moved into it. Also do I need to do anything with the loan that I have on the place (It's a VA loan)?

Hi @Cody Barna, I am looking to invest somewhere in central SD (below highway 52 and above highway 94).

I would avoid CA if possible because they will tax you on your income that you earn from properties in CA but if you find a deal that works out number wise (including taxes) I wouldn't turn it down just because of the state it's in. If you can find good deals in states that have low/no state income tax than it's not silly to avoid the states with high income tax just make sure you taking into account the property taxes.
