The House is currently up for rent.. I have some tenants that got in over their heads and I am (gladly) letting them out of their lease, they were horrible renters.  They will be out on the first, and it is a house with a $1000+ mortgage, so I don't want to go too long without having tenants.  I did a check of the home today and everything was structurally ok with the home, it was just a disaster... I personally would be disgusted if I looked at a house like that because I don't live that way.. I just don't want to miss out on potential renters by not showing it.  I guess if I do show it that way and let the people know this is one reason they are no longer renting from me... the would be more apt to take care of the property?? yeah right!

How do you deal with showing a property that filthy tenants currently live in?  I hate to show the house in the shape it is in and I cant force the current renters to clean up their act... Dirty dishes, laundry...Stuff everywhere!

Hello, I need some advice...  I have renters who are horrible and I need to know if I have to have specific grounds for eviction-property is in Oklahoma.  They were 10 days late on the 2nd months rent and still have not paid the late fees-over a month.  They were on time the second month, but still did not pay the first months late fees.  Now both of their phones have been turned off and I am getting complaints from the neighbors-The yard is not being kept up and there is a broken down truck that was towed in-sitting in the driveway.  I live 100 miles away, so I am not there to closely monitor the property, but have given them notice (via email, text, facebook) that I will be coming to inspect the house- with no response.

My question: Do they have to break something specific in our lease contract to be evicted-or can I start the eviction process after I've given them a 10 day notice to remove the truck and maintain the yard (that part is in our contract).

Also, I am going to the property tomorrow to inspect, do I have the right to enter the property even though they have not responded to my 24 hour notice?

I just posted a similar situation, the advice I received was basically if they are living in your home and not paying, they are stealing from you-and I totally agree.

Thank you everyone for your responses!  This helps!  Then tenant finally replied today, and is trying to make me feel bad for threatening eviction since she is pregnant... These people are something else!  Lesson learned, will stick with my gut instinct next time!

Hello,

I am a fairly new landlord, with my second round of tenants.  My first tenants were amazing and I wish they could have stayed forever.  My new couple, however-have been full of excuses.  After much thought I gave a very young couple a chance, only because I thought it would be great to only have my house vacant for 3 days vs waiting longer and finding better renters.  Now it is 8 days into their first full month, and I have not received rent yet.  I have a high rent of $1350/month-$100 late fee on the 2nd and $50 each day thereafter. I made stricter penalties in the contract to hopefully avoid the situation I am in right now.  I sent them a default payment warning on 9/5, 5 days ago-and still have no response from them.  Should I go ahead and start the eviction process?  Does anyone know how long it usually takes to evict someone?  Any advice would be very helpful!
