Hi Jo!

There has definitely been a ton of growth in the Boise and surrounding area. As far as rentals go, there is definitely a need for single family homes and we are still seeing extremely low vacancy rates. You just want to be sure you find something in a desirable location and not too far out in Meridian or Eagle. Eagle prices will continue to be higher than the average, so keep that in mind for purchase price vs monthly rent. Anything in Boise seems to bring higher rents as well. I’d be happy to answer any questions about areas you’re considering if you don’t have a Realtor helping already with that!

6% is a bit of a slowdown compared to the last couple years so hopefully prices start to level out a bit for you, but it’ll be a little while before we see that I think.

Hi Stephanie,

Glad to hear you love Boise as much as we do! It's a great place to live :) May I ask what your reason would be to wait until January vs now? We do tend to see a slight seasonal slowdown into the winter months and that can definitely be beneficial to the buyer, but with that comes less inventory of course. 

Since January 2019, we have seen appreciation rise 6.1% for all of Ada County. We started the year with an average sold price of $327,000 and now at $345,000 (this is for existing homes only - not including new construction), so I would just make sure you are aware of what waiting may cost you in purchase price!

Yeah, not a subdivision I’d be comfortable selling in with the current issues (still ongoing). We live in the neighborhood right next to Terra Nativa and it’s so awful what these homeowners have gone through.

There is an auction on Friday for the 5 lots that the county is attempting to recover past due taxes on for a total of about $42,000 .. seems crazy to attempt to sell these lots to people knowing that the land is unstable and not suitable for anything.

There are other incredible communities nestled in the Boise foothills offering city views - without the land issues and worry of your beautiful home crumbling. El Paseo/Boulder Heights is just around the corner, for example.
