Marketing strategies differ between locations and the times (what worked last year may not be effective anymore).

A question I have is: If you have a limited budget ($700/mo) for marketing, what would be the first 3 strategies you would implement immediately?

Hello Fellow Rehabbers!

I have an REO property that has finally been approved for sale in the hot investor DC neighborhood - Woodridge. Closing must occur before August 23rd. I have several other projects in the area that I paid a lot more for and I would take on this project but already have my hands full, so take advantage!! This house has good bones but needs a lot of work - total rehab.

ARV - $750k - $800k+

Repairs - $250k - $300k

Asking - $305k

Comps:

  • 2004 Evarts Street NE - under contract; list price $1.1m
  • 2009 Evarts Street NE - sold Jun 14 for $750k
  • 2022 Monroe Street NE - sold Jul 1 for $740k
    • Previously sold to investor Oct 5, 2015 for $448k
  • 2024 Monroe Street NE - sold Mar 15 for $750k
  • 1710 Douglas Street NE - sold May 20 for $700k
    • Previously sold to investor Dec 29, 2015 for $340k
  • 4021 22nd Street NE - sold Jul 22 for $325k
    • Investor bought with cash - similar size lot and close sq.ft. as subject property (showing what people are paying for investment properties in the area)

Thanks, Steven for the feedback. I'm open to suggestions and negotiations on a more suitable rate of return to whomever is interested. I am seeking additional funds on my own, I will look to reword to avoid any legal issues!

@Luke Buettner - Thanks for the feedback and suggestions! I cannot believe the records weren't updated for 3 years! That's crazy!! I'll look into reaching out to officials in my area.

@Russell Brazil - I've noticed with DC they don't have to provide information regarding pre-foreclosures, although when driving around, you can tell certain houses/neighborhoods need the help. I've even tried researching on the DC Govt Housing website to see how someone can buy vacant homes.....but no success

I live in the DC Metro area and have seen a lot of vacant properties around. Finding the owners is an endless task. Does anyone have any advice or an efficient way to find/purchase vacant homes, fire damaged homes or other unwanted properties with too much work/damage?
