Hi folks, here's a spicy BRRR question for ya -- forget about BRRR for under 200k.

Is there anywhere in Texas one could actually do a BRRR with:


+ less than $100k in to get the property 

+ less than $30k in rehab to get it up and running for rental

+ follows 1% rule

+ money to buy + rehab is 75% of ARV or less?

Hi BP Austin,

I am house hacking In 78745 and have two rooms and one shared bathroom open. 

Which of the following rental options do you think will get me as close as possible to $1500/ month in the current economic climate?

1) small room, furnished as bedroom + medium room unfurnished - long-term leases

2) small room, furnished as bedroom, 30 day leases + medium room, unfurnished, long- term lease

3) small room, unfurnished, marketed as a private office + medium room, unfurnished, marketed as bedroom - long-term lease

4) small room, unfurnished, marketed as a private office + medium room, unfurnished, marketed as bedroom - 30 day leases

    I'm house hacking a SFH, i.e. I'm going to live in one bedroom and rent out the other two rooms to tenants who are also my roommates.

    I know that as a landlord, you're not allowed to ask personal questions to avoid discrimination charges. 

    But as someone whose tenants will also be their roommates, I want to learn about the people who will be living in my house with me. 

    For this situation, how would you navigate finding out information while interviewing tenants like: where are you from, how old are you generally, where did you go to school, what do you like to do for fun, do you have a SO who will be over often, do you cook a lot, etc.?

    Hi BiggerPockets ATX. I know there's data out there regarding property prices, and there's data out there about the short-term rental market a la AirBnB, but do you know where I can find data on year-to-year leases for rooms? I'm asking because I am looking to buy a house where I will live and get roommates who will also be my "tenants". I am evaluating several areas in Austin, but I would like to look at data to help me evaluate which of these areas are surest bets for the types of year-to-year, room-by-room renters I'm looking for. Thanks for your help!
