I can’t tell you how many times brokers have tried to bait me. They probably think you won’t call their bluff. It seems every time a good property or business comes on the market they say, oh there’s a lot of interest, Bette thirty up and make an offer.

My mom had an agent who kept pressuring her to lower her price on her fully remodeled sfr. Needless to say we never worked with that agent again.

I’m in Tucson and the market here is chock full of houses for sale..but they’re all priced about 20% over their value. And rent isn’t in line with value. For example:

Multi family unit with three units renting for $600 each. Property is 2000sqft and has never been renovated. The owner is selling for 285k.

To be more realistic I plugged in a sale price of $225k. Doing a cash flow analysis mortgage is $1200 and after taxes, improvements, water, turnover and repairs we’re left with almost nothing. Can someone explain what’s going on in Tucson? Or am I looking in the wrong place?

I don’t disagree with you but can you explain how forming relationships with contractors helps investors save money? Every contractor I’ve run into is only interested in making top dollar. Even with several properties and a lot of work for them to do I still find myself feeling like they’re trying to take advantage.

This is my first time looking at foreclosure properties... this property has gone through two or three rounds of notice of sale and cancellation of notice of sale over the past three years.  Does this mean another investor is holding the deed of sale?

I am in Pima county AZ and let me tell you... I had a few properties we were working on without water or electric... I got so many phone calls and letters and text messages.  There is a way to do it but once you find out let me know.  I recommend starting with the recorder's office because they do have all the property info, may give you some leads!

The house has been gutted on the inside... bathroom, kitchen, and walls were torn down due to water damage. Bid after bid is too high but now I am looking to see if I can do the plumbing myself and hire someone to do the rest of the work.

Who thinks this is an easy job?
