Can you help me better understand why this isn’t a good deal? My numbers include having a property manager manage the property. So pretty hands off.
It’s also in an appreciating area with nicer homes around it (many duplexes in my area are in dumpy neighborhoods).

@Remington Lyman I thought it was hard to find a deal in Columbus. Isn’t everyone looking there? I haven’t looked into it much, but why is Columbus such a hot market?

@Steve K. Thanks! I appreciate all of your insight! I may have been to general with my main comment. There are tons of deals I run the numbers on that don't work at all. I'm just talking about the deals that I consider...where the numbers look like this. So they aren't everywhere but they are out there. Most are FSBO. The ones on the market are typically priced too high or fly off the shelf day 1 on the market.

@Steve K. I like your suggestion for how to budget for capex and repairs.
Rent is $1300 per unit l, so $2600 total a month. List price $210k. I set aside 10% of purchase price for capex, and 10% of purchase price for repairs. So $4200 for this property, which has all new mechanicals. I also take into account vacancy, insurance, property taxes. Does that sound about right to you?

@Steve O. You are getting $500 cash flow per door, so $1000 cash flow total for a duplex?! I haven’t been able to find numbers like that!
