Any referrals for Construction Only Loans or even Bridge Loans in or around Central NJ?

I and my contractor friend invested in a foreclosed home. Knocked it down and got the framing, roofing, plumbing done. We will probably need another 150K to finish the house. Title is free and clear of liens, no mortgage and is in both of our names, not zn LLC. Contractor already has built over 3 new homes and is experienced.

What's the optimal way to get the desired cash to finish the home.

@Odie Ayaga I have another home that I am finishing up. But that is not eligible for private money(it is owner occupied).

I am looking for a Hard Money Loan based on an investment property (a land that is ready to be built with an approved plan) that I own in New Jersey.

The use of money is not construction but for some other purpose. Is there anyway we could get money based on Real Estate Collateral? 

I am reconstructing my home(knocked down and rebuild)  which already has a fha mortgage of 375K. Siding, Electrical, Heating and Plumbing is underway. I will probably need about 100K to complete the rest (Insulation, Sheetrock and Interior Finishes). It should appraise for about 950K+. 

Can I use HomeReady Refinancing to refinance the loan and the additional 100K.
