 Thanks Drew, that is definitely what we are thinking about now and trying to prioritize what we need to do now versus later. The windows are a bit of a question mark because the inspection and PM mentioned that it is a big safety issue for them to not stay up when opened, but there are a lot of windows in the whole house so that would be a pretty big undertaking to replace all of them. 


Check with your city Building Dept.

In Michigan, we only need one operable window per room. The rest can be screwed shut if they're not staying up and could be a liability issue.


 Yeah, our inspector and PMs flagged it but it wasn't flagged in the municipality permit of occupancy inspection, which is a mandatory permit you need to rent in the borough. Thought that was a bit odd, but who knows. It's only I think 5-6 windows that have the issues. Some others have some condensation in the middle so may not insulate as well, but we will hold on those.

Have you had an occupancy inspection yet? You'll need one before you can move new tenants in. The inspector usually requires that all windows are able stay open on their own. I would start there so that you can get tenants in ASAP and start collecting income. Then, tackle the tree trimming or possible tree removal down the road.

As for managing PMs, if your PM is slow to respond or start advertising your unit, interview some other PMs. I've noticed that some are too busy and shouldn't be taking on new clients. A smaller company may give you better service.


The sellers had to have a permit of occupancy to us before closing so we are all good from that standpoint - I was just surprised the windows weren't flagged! 

The PM is moving quicker now and one of our units is already getting showings, which is great. We are also new to all of this so learning to manage them is just another step in the process. We have our own tenants we found to place in the third unit so hopefully all occupied by end of month.

I'm a newbie so you may not be looking for an opinion like mine but want to echo that getting to our first deal was way more work than anticipated. Many times my husband and I would look at each other during the process like 'why are we even doing this'. I think social media makes it seem that everyone is getting rich from doing REI, but the reality is that it is work and a lot of research. We have now outsourced to a property management company, but we still are going to do our own bookkeeping and need to figure out what repairs to make to the property. So the work does not stop!

Hi Zach, thanks! It's in the Bellevue area, which we really like. The actual units are pretty turnkey, need some deep cleaning and there is a missing door handle on one of the doors but other than that there isn't a need for work to be done. The only thing that might be invasive would be fixing window units, but could maybe do a few at a time.

Hey Caleb - we did and we have money set aside for repairs. Honestly the rest of the roof outside of the small part where moss is looks fine. We do need to flash the chimney, which might be something we do sooner rather than later.

After a few months of analyzing deals, stalking BP posts, and viewing homes, we finally closed on a triplex in the Pittsburgh area under an LLC!

All cash per seller request. One unit filled and working with a property management company to fill the other two units (although PM kind of slow so will see how that works out). 

Our focus right now is prioritizing what kind of repairs to do. We have some moss on the roof because of overhanging trees, so have a quote from an arborist to trim and remove dead trees on property. Not sure if we want/need to replace roof at this point. The windows in one unit do not stay up and eventually need to be replaced as there is no room for a spring on the sides. The windows in another unit have some condensation in the middle and one is cracked. 

This is our first property so any advice would be great appreciated. We also have built our REI team but don't have a lawyer yet so any recommendations there would be helpful. Thanks!
