Ahh okay thanks for the clarification. Honestly, I'm still getting around 70% LTV with my calculations. We used a local lender for our pre-approvals and the process was pretty quick, but have heard banks can take awhile. We'll see what we ultimately go with once we have a contingent property.

Depending on the area and how nice of a unit, likely around ~1200. This unit doesn't look as well maintained so would likely need some maintenance to get closer to a $1K monthly rent.

Thanks Jaycee - we are looking for 2-4 plexes as this is our first venture into investing and want to start smaller. Ideally as turn-key as possible. Up to $500K budget but most units we have seen are in the $350K range at the most so likely won't need the higher budget. Can put 25% down and have a lender that has been getting us pre-approvals pretty quickly. Although once we have an offer accepted, we will shop around for other rates just to be sure.

Hi everyone,

My husband and I are new to real estate and focusing on out of state rentals in the Pittsburgh area - around Avalon, Bellevue, Lawrenceville, Squirrel Hill, Bloomfield. We have a great realtor and are currently interviewing property managers. We did put an offer on a duplex that unfortunately wasn't accepted but will be doing another round of viewings hopefully next month (we live in NY so a quick jaunt down to PA, where I grew up). We're focusing on MFH for LTR, but considering SFH if the price and ROI make sense.

Interested in learning as much as we can and connecting with others in PA, especially any advice on other areas we should consider besides the ones I mentioned above.
