Hi!. What tool or how do you estimate house values around the property you are interested? Brandon said he usually ask to his real estate agent to provide him with a list of recent sold properties, he gave him a map where he can find that info. I was trying to use Zillow but I don't trust too much in that.

The thing is I have been looking for hard money lenders and they want to know everything about the property, including the $$ for repairs and ARV, how can I provide that information to them if I haven't found a property yet?

What are the steps for investment property with hard money lender? Do you find a property first and then go for the loan? What about when is foreclosure? Inspections?

I am confuse about what is first when buying an investment property. Do you go with the money lender first (hard money loan) or do you go out and find a property first?. Is it the same process when you buy foreclosure property? I am thinking everything has to be done quickly and all be in the same channel at the same time, analyzing numbers, inspection of property, what are the steps?
