Post: Landlords - how do you receive automated rent payments?

So we started using Cozy with some of our tenants....we decided to pay for the express pay out to get funds faster....so last month we get this message a couple days after funds were deposited:   

A payment from your tenant failed because their account had insufficient funds.

Since this payment was set up under Express Payouts, the payment was deposited in your account before we learned it failed. As a result, the deposit will need to be reversed.

We emailed your tenant to let them know their payment failed. If they still need to send you this payment through Cozy, they can schedule a one-time payment to you.

and they kept the express payout fee.....not sure if anyone has ever run across this problem with cozy??

Hello all! need your help once again :) does anyone know what AZ state capital gains tax rate is? I've research all over the internet but I come up with 3.4 - 4.95.   Trying to decide whether doing a 1031 is worth it and trying to figure all taxes if we don't do it.....tia!

thank you everyone for your input! yes, taking taxes in consideration and have seen a couple that might work so that's why we were wondering if there was anything else going on.....thank you @Bob Floss II for that video! Great info and definitely something to consider!

Does anyone have any info on the following South chicago suburbs they could share?  Posen, Blue Island, Robbins, Midlothian, Calumet Park....I've been seeing a few single family and even multi-units that interest me but I'm not too familiar with the area....any input would be greatly appreciated!!

Hello, hoping to get input from landlords that might have more experience than us on this! So, we have a SF rental property in AZ...in our contract, it says this about default- 

My question is in regards to the last sentence-  rent is due on the 1st, so if tenant pays on the 10th, I can terminate the lease? or are there other tenant rights that I am missing that would prevent me from terminating? 

19. DEFAULT. If Landlord breaches this Lease, Tenant may seek any relief provided by law. If Tenant fails to comply with any of the material provisions of this Arizona Lease Agreement, other than the covenant to pay rent, or of any present rules and regulations or any that may be hereafter prescribed by Landlord, or materially fails to comply with any duties imposed on Tenant by statute, within seven (7) days after delivery of written notice by Landlord specifying the non-compliance and indicating the intention of Landlord to terminate the Lease by reason thereof, Landlord may terminate this Arizona Lease Agreement. If Tenant fails to pay rent when due and the default continues for seven (7) days thereafter, Landlord may, at Landlord's option, declare the entire balance of rent payable hereunder to be immediately due and payable and may exercise any and all rights and remedies available to Landlord at law or in equity or may immediately terminate this Arizona Lease Agreement.
