Hi Wendell,

Thanks a lot for your advice! From my current research it seems the only way I could minimize my downpayment to 5% is by getting an FHA loan as opposed to a conventional one. What are some of the cons that I should be aware if I consider getting an FHA loan? I heard that the main one is paying some premiums and mortgage insurance payments every month. Are these additional costs with an FHA significant? I feel like the additional leverage I am getting with an FHA loan far outweighs the additional costs. What do you think?

Hi Everyone,

I'm a young professional who's saved up $50,000 and would like to start investing in rental real estate. I want to utilize as much leverage as possible so I am assuming a 20% down payment for a property. I'd like to know how to go about finding property where I can maximize the profit between what I would get on rent for the property vs what I would pay for the mortgage. Are there certain attributes of a house that maximize this profit? Are there certain cities which are better for this?
