As a new real estate investor, I am working through the deal analysis exercise while I grow my purchase funds. Welcome some feedback on estimates for repairs and Cap Ex #'s. As a first time investor, leaning toward ~8-10% of rent for both categories to be safe and limit my stress when things do come up in the first 2-3 yrs of ownership. Or am I overestimating? I realize these estimates will play into the CoCROI which is likely to have some effect on my willingness to purse a deal. Thanks!

Hi - I live on CT shoreline near New London and am interested RI shoreline investments. I originally grew up near Newport but am open to opportunities in southern RI. Interested in both SFR's and MF's. Any comment on pre-COVID market trend or areas of potential growth would be greatly appreciated. Thank you.
I am not set or sold on any one area. Plan to do some more due diligence this w/e on a variety of CT locations. Assuming the next 12mos will be the time to invest given COVID, though.
Am currently thinking buy and hold, although not opposed to BRRRR. I thought perhaps best to get into Single family homes to start, maybe 2 or 3. I do like the idea of MF's, but not too grand, maybe 4-6 plex. I want to get into it without a property mgmt company at first, but realize this will likely be needed down the road. I have been looking near the Harford metro area to invest, seeing as I work there. Perhaps Newington, maybe West Hartford. Open to other areas if you have thoughts. Appreciate the outreach!
I have started my REI journey with gathering info and trying to build my knowledge base. I live on the CT shoreline but work in Hfd area . I too am interested in MF as well as maybe a few SFR's. Plan to start an LLC later this Spring Any insight would b helpful. Any thoughts? Thanks!
