I am a new investor that has found the money. The property and now I need to find the contractor. I am looking for a builder that can help me build my apartment building. 8-plex in the downtown Fayetteville NC area.

People always talk about rehab and rent or flip. What about replacing a property. I listened to a podcast about real estate development, now all I see are the properties that I can replace. Old mobile homes, barely standing stick builds, and empty land. 

What are some good resources to learn this model of real estate? old podcasts, books that are recommended, people or groups to join?

This is my analysis of a wholesale deal, The numbers look great at $200 in cash flow. but this seems too good to be true for a wholesale. 

Thoughts?

@Jonathan Greene I am sorry that I have given the impression that is the way I feel, It's not. I am willing to put in all the time I need I get up at 4:30 to start with my BP posts and learning. followed by emails, followed by property research, followed by going to work at a commercial real estate brokerage, followed up by going to investor meet-up groups. I am willing to put in the time, going thru the steps to build a business. These posts are not a hope to shortcut the learning and doing process they are a way for me to reach the people that know what they are doing.

@Jonathan Greene to be clear I do not characterize any of your comments to me as negative. I have found you to be thought-provoking and insightful. Negative is when people just say you're wrong with nothing further to add. I have spent the majority of my life as a fly on the wall learning by proxy. I am 42 y/o and all I see are people moving into the stratosphere above where I am so I try to copy their gind and the things they do. 

You and @Joe Splitrock have both commented on my last two posts and as Mr. Splitrock has mentioned "find those doing what you want to do and ask them how they did it". 

These posts are my way of getting people to come to me, so I am in the position to ask, what were the action steps you have taken to get started?

@Michael Dumler Thank you for your insight. I am always amused by people that start a reply to a post with some variation of, "I have not done that, but..." I do have to say that there is a lot of great advice here, and I am glad to get the insight of the investors that are willing to show me the ropes.
