I agree with Michael, you should plan on purchasing. If you plan to live in the house for more than a year you can get some great financing thru an FHA loan. This would enable you to come up with less of a down payment. When choosing the home, be sure it is a property that will produce what you want financially when you do convert to a rental. Do the homework!

I think that if you go with a month to month it will create more turn over in your units versus a yearly lease.

@James RyanI am new to the scene here, but a lot would it would seem to depend on how the numbers for the deal work out. Should check out the full picture, like the cash flow, investment ROI, etc.

My name is Scott Reeder and I have always has a interest in real estate but never felt comfortable going after it. After listening to some of the pod casts I am very excited. I am in the very beginning of learning, reading, studying and trying to figure out my game plan.
