I have an ongoing lease (6 more months) that I’m going to sublet. I’m a first time investment buyer & don’t want to wait the full term of my lease to buy.

The apartment complex I’m at leaves me obligated to cover any unpaid rent & damages from the sublet tenant.

What steps should I take when qualifying a sublet tenant to ensure they pay rent & don’t damage the place?

Hi all,

I am a Real Estate Agent in Austin, TX. I'd like to get my feet wet into wholesaling, but am not sure if Austin is the best place for it. 

Any wholesalers down here in Austin? Is now a good time in the market cycle to pursue wholesaling?

@Bryan Clement For 1 week - go to the gym for 15min daily. No matter how good you feel, no matter how much you want to stay longer - leave after 15min. This conditions the mind into perceiving gym time = happy. Commitment is so minimal the brain starts to only associate positive feelings with gym. Neural operant conditioning - treat yourself as a Pavlovian dog & pretty soon your mouth will water just thinking about physical fitness.

@Justin Klepfer Hey Justin, I’m a TX Real Estate Agent. I had a career as a Paralegal before getting into RE. Instead of “getting playful in the dark”, hire a Private Detective. They are your best friend in this situation. For your purposes, they’d probably need around $500 retainer. Have them follow the tenants. Find out where they work. Forward your eviction & conversations to their employer. Get them fired & have the satification of two-fold revenge: evicted & fired lol *Im not an attorney and this not legal advice*
