Hello all!

I'm just starting out and wanted some advice on the best first investment given my goals.

I learned the fundamentals (from analyzing deals to financing strategies etc) in a BRRR program but then realized that a traditional BRRR wasn't ideal for me since I really need to replace my paycheck and quit my day job ASAP. I've been considering options like STR vs multifamily etc. and would really like some perspective from others with more experience. I'm based in CA but definitely open to investing in other states.

Hello investors. I just joined BP. Looking to add to my modest portfolio with some cash-flowing (out-of-state) multi-family rentals.

I am a newbie and am currently learning as much as I can before jumping into my first deal. I plan on buying small multi family properites in the Midwest but am having a difficult time choosing my market. I want to focus on cash flow as a goal for my properties and that is why I am interested in the Midwest.  I have read that there is great potential for cash flow in the area. I'm interested in choosing Cleveland and having been researching the market but am wondering what other cities people recommend as great options in the Midwest? Any other tips or advice is greatly appreciated!!

Primarily interested in out of state investing - perhaps in OH or other markets much less expensive than UT. Considering a duplex as my first property. If you know of great markets to invest in, I'd love to hear about them - I'm all ears.

My name is Timothy Thornton and I am thrilled to join the Bigger Pockets community! I am a South Florida native who currently resides in Lake Worth Beach. My real estate journey started almost six years ago when I decided to get my RE license but I knew right away that I wanted to be an investor. I am a Florida Licensed, voluntarily inactive, real estate agent. I help manage my family's businesses (pool contracting and estate management/home watch). I have found some success as a silent investor in some out of state properties but am now looking to build a portfolio of my own. My wife and I purchased our first home (primary residence) in April 2021 and have rented out a room to a friend. We now have a baby girl on the way so house hacking no longer suits us. I look forward to making some connections with you all!

I am focusing on a cash-flow approach, primarily looking at SFR and already pre-approved. Initially, I was looking in Northwest Arkansas, but open to learning more about markets in the mid-west.

I am curious if any of you have thoughts on the benefits/drawbacks of becoming a licensed broker as an investor. Is there anything to lose from doing this? Seems like a good way to learn about the industry and potentially save some $ on future sales.
