Thank you both for your timely responses. For our first investment, we were thinking of trying to purchase, rehab, and sell a home just to gain some traction and have somewhat of a learning curve. Even if we didn't make much (if anything) on it, I still think the experience would be valuable. We have been debating on doing a cash deal the first go-around (which would of course limit our max price significantly) or if we should do a traditional loan (20% down) which would open up a lot more opportunities. I would ideally like to stay in the Southside area because of proximity to our home, but would be open to surrounding areas as well.

If we do ever buy and hold, I would definitely use a property management company, well worth the expense in my opinion. That's good to know that even with that additional expense, there are opportunities to cash flow!

Hi all,

I am Jacksonville, FL native who (with the assistance of my husband) is looking to transition careers. I have previous experience in the marketing field, but most recently have been teaching various mathematics courses at a local high school. I have decided to leave my current job as a teacher to spend more time with my son and have more flexibility in my schedule. I have always been interested in real estate, but graduated college in the middle of the collapse of the housing market. Now seems like an opportune time for us, because I now have more time and more capital to focus on this endeavor.

My husband and I are most interested in purchasing single-family homes to flip, the idea of being a land lord at this point is a little daunting. This of course could change as I become more familiar with the industry. I have also been debating on whether or not to get my real estate license, I will probably at least take the real estate license course to become more familiar with the process in general.

I am so glad that I came upon this website, it is truly one of the best organized, most informative sites I have found. I look forward to gaining even more knowledge as I continue to peruse the forums, blogs, webinars and podcasts!
