Thats exactly what I was telling my wife last night. I wanted to get some of his stuff... but I had to slow down and try to see through his hilarious ways. Once I took a step back, I realized the marketing scheme! He's good at it though... I bet young people flock to him. I'm 22... I was at my computer laughing my butt off lol.

You know as I was checking out his stuff, I thought to myself that there can't be too much more to it than what I still have to learn from experience. I'm not sure what difference there will be if I read 50 different books on wholesaling. Thanks for the advice!

He's all about wholesaling. He is supposed to be pretty big down in Tamp Fla. I read quite a bit of his material today and I really like his style. He seems to be pretty straight forward and successful. You see so much crap out there that it makes you raise an eyebrow at everyone... I hate that. I would like to get more of his material but before I spend any money... I just wanted to see what you guys knew about him. Maybe I will post this in the wholesaling section too.

Okay I did a search on him on this site and another RE forum and didn't find much. Anyone ever read his material or take his course? The guy is funny as hell IMO but that could be a marketing thing that I am just falling for. Can anyone give me real feedback on him?

Thanks a lot Mike! You know as I was saying that he was motivated... I started to feel silly. I was thinking in my head "is he really motivated?" lol... I guess I will give him a call and see where he stands now. He is living with his wife's grandparents so pride should have made him more motivated by now. Thanks for the advice and for the quick responce!

Hey everyone!

Here's my issue. I met a seller a couple weeks ago before I had much knowledge about the business. I was interested in wholesaling his house for a small profit or around $4,000. He owes 68k on it and is asking 71k. The house needs a little bit of work... around 5k. It is a 3 bedroom, 1.75 bath with a nice back yard a 40' x 10' shed in the back with electricity. I only have one comparable sadly enough and it is about 103k on a similar home right across the street.

Now that I know a little more, I know that this isnt going to be a home that investors would want simply because his asking price is too high. BUT THE HOUSE IS ABOUT TO FORECLOSE!!! The seller seems to be thinking more about how much it sells for over keeping it from foreclosing... his choice IMO.

My question is... is there anything I can do with this? He seems to be motivated to sell but I think the lowest price he will sell for is 68k. How can I capitalize here? Is it possible? Or do I just have a motivated seller but a bad deal?

Thanks in advance. And please don't say "go read more". I have been readin my butt off... I jus't can't figure this one out simply because I'm not creative in the REI game yet.

I agree with Minna. I'm not too experienced but I have a realtor friend who I also wanted to form a team with. After tons of research and thinking and planning, it's not the way to go FOR NOW. Brush up on your own personal skills and experience first before building a team. Your team needs to run off of your system... but you don't have a system yet. That spells chaos, costly mistakes, and a bitter taste about REI. We don't want that because I honestly can't find a better investment out there.

I agree with you. I don't think it's cool to keep secrets. I'm not too experienced so I can't say what's best for the investor. But I know one thing, I wouldn't be too proud. That's not good for my mentals.
