I got an MBA with a focus in Real Estate and Entrepreneurship after the most recent real estate crash. Wanted to better understand all the components that feed the economic beast. Met a lot of great people in different facets of real estate and learned a lot about the finance side of the business. Changed my view as a practitioner and stoked the fire to invest personally.

Thanks all for your feedback! We got it tackled. Interestingly enough one wall has fiberglass insulation and another had none at all. The area where we found a different type appears to be very isolated. Guess you never know what you will find when you work on the rentals!

We pulled out the bathroom vanity and found the wall was full of blown insulation. Home was built in 1968. Planning to have tub surround redone next week w/new wall board and tile. Thinking maybe I should consider changing that plan now. did some searching today and found similar images online described as 'vermiculite'. Described as pebble like, brown and grey, and I've read it contains asbestos. Anyone encountered this type of insulation before? Any words of wisdom?

I would make sure the master bath water issue is fully resolved before renting. Fixing while rented would be very inconvenient for the renter and possibly raise a need to pay more to rush the work or compensate them for inconvenience. As long as the home is clean and mechanically sound I would take a maintenance stance on the older items and replace only when cost effective/totally necessary.
