@Jaysen Medhurst do you have a recommendation on the cpa. I understand the interest portion but if it isn’t bigger then the standard deduction then you take the standard right

I have a friend that bought a duplex. He lives in one room. He rents the other two rooms on one side to his friends and has the other side rented out. He is saying that he can not take any portion of his house and start depreciate it? Same with the interest? I also told him he should be able to count the repairs as a business expense if done to the rooms he doesn’t live in or the common area? Any one have the answer

@Tim S.@Will Gaston at what point did you start using an llc? I have two sfa rentals in A class neighborhoods that are not in a llc, however we are under contract to buy a duplex near the University of Memphis and have been discussing the need to move to it to a llc. We have operated under the belief that if we have proper insurance the llc was not needed.
