And if an SEO company has to cold call to generate leads... just think about that logically. If they were good at SEO, they would generate leads via ....... SEO. If they can't accomplish that for their own business, what are the odds they can do it for you. Zero. I can't believe how many people fall for it.

Joey Hampton that's a recipe for failure. If you want to be an investor, you have to learn to outsource/delegate, SEO is the furthest skill set from investing as humanly possible. Guys doing their own SEO are not successful investors. You should spend time on investing, and not spending your time learning SEO, or roofing, or tiling, - wtf would you learn all of that? The guys trying to do it all are the failures in this forum. Any real estate investor who says they do their own SEO, 99.99% they are not successful at real estate investing. Just talking big online.

Every time I hear "SEO is free", I cringe. It's not free, you build it, and you maintain it. If you stop maintaining, your competitors overtake you, which means you have to get back to building. And if generating links isn't part of your SEO's strategy, you're being taken for a ride.

Ramon Polo it's clear to me that you are speaking outside of your expertise. Custom Facebook audiences currently only accept emails and phone numbers, not physical addresses. You sound like you know how to advertise on FB, but you're coming to conclusions without doing the research as it pertains to real estate leads.

Ramon Polo You suggest buying the motivated seller leads to create custom audiences. If you already bought the motivated seller leads, why are you then recommending to build a custom audience to then pay to reach that person.... when you already have their lead. Wouldn't you want to just go ahead and contact the leads you already bought?

@Michael Hayes what do mean by "best"? If you meant volume, I answered that, if you meant cost per deal, I answered that. Not sure what else you could mean by it.

Use Facebook to remarketing to those who came in through Search. They searched "My house sucks and I need to sell it fast" and land on your page. They leave your page. And you just let them go? You need to remarketing to them when they jump on Facebook, that's how you get Facebook to work. Average user spends an hour a day on Facebook. Catch them then, over and over until they say uncle.

Facebook being the first touch is hard - defining demographics that represent a motivated seller is unknown to me. I find motivated sellers all over the map: gender, ethnicity, income. If anyone reading this disagrees, DM me and tell me how much you'll sell that to me for, cause I'm in the market for it.
