How do you do a BEER refi to get money out when the house is owned under an LLC?

@Justin Windham. thanks for the insite. I have been really noticing the benifits of the 401k compaired to the IRA. I thought i would qualify, but it seems i need to find a self employment job.

I have been reading a bunch of different things online, and i feel like i'm getting mixed answers. Do you have to hold the renters deposit in a non interest account in cleveland ohio? I know we do in CA. and if so, i'm guessing i can just set that up with my current bank.

I am in the process of my first BRRRR. It has been rented out for 6 months now. How long tipically do you need to show rent to refi?
