Thanks Nathan G., I'll check out the sites you mentioned.  And you're right, the city has absolutely exploded in the last several years.

@Jordan Malara I'm definitely interested in meeting local folks as well.  I'm currently doing Sober October so I don't think I'll be heading to a brewery this month, but November for sure.  Look forward to meeting with you and the other attendees.

I've been "stalking" the forums for a bit now (thanks for all the great advice) and figured I should probably introduce myself. I'm located in Colorado Springs- a place I love and hope to never have to leave- where I'm a GC (feel free to reach out for referrals in the trades). Unfortunately, this market is still pretty high, and it doesn't make sense to me to invest here, at least with a BRRRR strategy.

So, I decided Jacksonville would be an ideal market. Obviously, rates are skyrocketing, but I still see great long-term potential. Not to mention, I have friends and family in the area and have spent time there. My plan is to pick up a BRRRR-able (is that a word?) property in the next 30-60 days and hit the ground running from there.

If there are any virtual investor groups going on, I'd love to take part.  And who knows, maybe I'll see some of you folks at open houses or the like.
