Cleveland, TN if you're looking for a small town. Just north of Chattanooga. Two great rafting rivers. Lots of hiking and trails. And easy drive to smokies

@Keith Shackleford capstar did mine .. but bank of the west, td bank, and penfed will do non-owner occupied too I believe... penfed is great

I took the HELOC out after I moved out and had tenants, so the bank is well aware of the situation. Totally get what you're saying about over-leveraging, and agree.. even taking $50k out on this particular property still gives me plenty of room, even in an awful market downturn. I would really just be looking to use it for cash down on a hold property, put some equity in to it, and do a cash-out-refi to pay the HELOC off. Rinse and repeat .. easier said than done though!

It is cash flowing.. ~1% which is pretty typical of Nashville right now.. .5-1% Tough to find anything above that Do you have other properties in town that are doing better that you've purchased in the last 12mo?

Work in Music Business full time at WME/IMG and am a licensed Real Estate Agent

Got my license to purchase my second home, to turn my first home into a rental--which is currently worth over 2x what I paid for it and cash-flow it $1200/mo

Looking to purchase addl. rental properties a la BRRRR and other means

trying to figure out if i should cash out to buy addl. properties, HELOC it to leverage addl. capital, etc.
