I personally use www.DocuSign.net for all of my documents. It is one heck of a service for the virtual wholesaler.

I live in Newport Beach, CA. I am seeing a huge decline in property values in the Riverside and San Bernardino Counties. I just spoke to a friend who purchased a couple of 3/2 SFR's in Moreno Valley for 75K per property that needs minimal work. Those will rent for $1,300 or so I imagine. I think it will continue to drop a bit in those areas producing more and more of these type of deals.

I personally prefer working with an experienced wholesaler out of state where the property values are much lower providing a higher ratio of cash on cash return and cash flow for my investors. It is much easier to flip a 50K property with an ARV of 120K rehabbed cashflowing $500 a month with a 48% cash on cash return rather than something locally here where the numbers are a lot tighter.

My rule of thumb: If the cash on cash return is under 25%, walk away from the deal.

I have had a tremendous wholesaling business utilizing the Detroit market the past 6 months. In my opinion, there are literally thousands of deals out there for whoever wants to take action and begin wholesaling.

I am curious as to know how to locate the best real estate market to wholesale properties in. I have been locked in to a particular area for the past 6 months and I am considering a change in market.
