Can anyone recommend an eviction attorney with reasonable rates?  My guy retired & the flat rate firm I recently used raised their fee to an unreasonable amount. 

I just read an old post from a guy in PA who recommended S&T for HELOC.

@Colby Fryer stated, check your local Zoning regs.  
I have a similar issue- 4 duplexes on 2 lots with a vacant lot included,
assessed as 1 unit (parcel). My plan was to divide the 3 lots (2 duplexes per lot) &
sell the vacant one. Due to current density regulations (1 duplex per
lot),I am noncompliant & subdividing is not an option. As I found out the hard way, the rules are totally different for 5+ unit properties.  And now I'm stuck with a worthless 8000 sq. foot lot in downtown Orlando

LTV is 50%. I was approved for a 30 year term at 4.5% in March but Covid nixed the deal. I have a broker offering 25 amortization/15 term @ 4.7% . Only thing is, his fee is an additional $10k. Ideally, I would prefer prefer a 30 year term. It appears that most banks won't touch anything under $500k. Any leads?
