Minimal risk I believe means less than 0.2% chance of flooding in a year. That means that once every 500 years a hurricane has a chance of bringing in the tide high enough to flood the property. If I were you I would cancel the annual insurance and have enough saved in your emergency fund to take care of flooding in case you own the property when nature decides to flood that high. In about 3 years you would likely have saved enough in insurance costs to re-floor and re-drywall the lower portion of one small house.

I'd recommend a few things to help you get started:

1) Start listening to the BP podcast as often as you can (on your way to work, working out, etc). Tons of free education right there. 

2) Read all the applicable blogs on BP about starting out, and house hacking.

3) Join TRIG, once there try to network with some of the many investor-realtors and wholesalers. Once you find someone you like, start looking at as many duplexes as you can find (even if you aren't ready to buy yet) so you get a feel for the market and learn how to identify a good deal. Also start linking up financing... I'd recommend a FHA or VA loan for your situation.

in 6 months... go for it! I think most people would recommend land-lording yourself for 2 reasons: To learn how it works, and to save that money. But over to your situation and deployments.

Hello BP, Im typically a buy and hold investor. However, I have a deal in Portsmouth that landed in my lap. It doesn’t meet my buy and hold criteria, and I’m not a flipper so I’d like to wholesale it. Any wholesalers our there that would like to work with me and split the profits? I’ve reached out to a couple I know already, however they haven’t been interested. I’ve run the numbers and know it can work! It’s a 934sqft 2bd/1ba that needs rehabbed. The seller is willing to let it go for 20k. If you are interested and experienced in wholesaling PM me and I’ll pass on the details.
