@Allie Bloyd timeliness is definitely key in this market. Are you looking for properties thru the MLS or another source? MLS can be very tricky and I find most of the time people overpay for these properties right now, but there are still some good deals. Building a relationship with a wholesaler can be beneficial, however there's only a few good ones. You hunting flips or rehabs?

I'd be happy to meet over a cup of coffee to discuss how I operate with the investors I represent and see if there's any possibilities. I suppose that an agent, or anyone for that matter, could take the "sweet" deals off the top for themselves, however I always put my client's interest ahead of mine. If there is a property I am interested in I'll let my clients know that I am interested and that I plan to take action in X amount of time if they don't do so. Also, keep in mind that what might be a good investment for me, might not be a good investment for you; therefore outlining exactly what you're looking for is so important....

@Jared Yates Hey Jared and welcome to the BP community, lots of great resources here! I have been a licensed agent for 8 years now, have been investing for about 3-4 years and currently work with investor-clients.

I really enjoy my work and the variety of people I meet on a daily basis. No 2 days are the same which makes things interesting as you already know with being a paramedic. This also comes with long hours and many daily challenges. As Jim said, there's always a problem to figure out and when you're dealing with people's property and a large financial transaction things can get a little sticky. The industry has always been advertised as "no ceiling on your income" and "flexible hours" which can certainly hold true, but I can also attest to the fact that there's not a floor on your income either, and I find myself working many evening and weekends. I can be very difficult to "turn it off" when you're at home. You'll find that about 80% of the income is being produced by the top 20% of agents. 

I have seen in many instances where someone might go 3-6 months before actually getting a paycheck so Jim makes a great point that an 8-5 job when starting out isn't necessarily a bad idea. At the end of the day it can be a very rewarding career if you're willing to put in the work and build long-term relationships. 

I went to HomeServices Real Estate academy which was perfect for me. The instructors were fantastic and I passed the test with relative ease. You'll find that most real estate brokerages will be welcoming to new agents - after all, more agents = more money - but I would really seek out an agency that provides entry level as well as continuous training to stay on top of the market.

@Michael Seeker I was a little surprised by the data as well...prices are definitely appreciating around here!! Many times data/numbers like these need to be taken with a grain of salt. But like you said, maybe it will scare off some other hopeful investors :)

@Ron Burmeister thank you for the warning! I have had a few clients want to submit offers on these properties and I have heard nothing but headache. After doing some reason I saw over 800 complaints filed along with an investigation from the CFPB. I am always a believer in using your own title company no matter what!

@Steven Hamilton II Thanks so much for the input. In regards to the gift tax...does the $14,000 exclusion get deducted from the $150k market value to give you the tax basis? And any idea what the tax rate might look like, not sure if it's different per individual or not?
