Thank you for your respond. I currently have been reading books about the topics. I’ve been trying to engage with real estate investing groups on Facebook just trying to get more information or potentially land my own deal. It’s kind of harder on my situation since I work out of town but once I do get home I plan on driving for dollars. I’ve also signed up for a few seminars to network with people and kind of learn their ins and outs of the industry.

While your question is a pressing one, books have been written on the topic.  My own experience was buying gentle fixers to occupy while we saved up money to improve.  We sold or turned those into rentals, and bought the next gentle fixer.  After a few of these slow motion flips, we worked on wholesaling, which is not an easy process with little money and little experience.  
I currently find deals fairly regularly by riding my bike near my house and scoping out tall grass, peeling paint and the like, and then making an offer to the sellers.  I love tired landlords, and make my offers based upon them being the bank for me.

Hello, I’m making this post because I’m a newly wed and my wife and I are looking for our first investment property. I’m currently looking to wholesale to build capital and become more experienced with real estate. I know it will take time to land my first deal but I just want to become familiarized with finding distressed properties and how to approach the whole situation. Any tips or suggestions on how find properties more frequently would be greatly appreciated. I am more than willing to learn from experienced people.
