As new investors, keep in mind that though this may be a prime deal for certain seasoned investors. The best avenue when starting with a llimited budget is best as a partial loan to a seasoned buyer who rehabs. Offer to cover rehabbing fees. This is a sound investment. but always step cautiously in any investment. Give due diligence to researching who you wish to invest with. A sound track record is a sure sound of stability. Verify your position on the note they will create. . To solidify the investment by property value. Confirm it is Free and Clear. Most investment such as this generate a 16-20% avg return within the first year.
If I am apporached. I always ask to have a hand in the resell process. I give credit to the owner who I am lending to, but have been playing in this sand box long enough to know the questions I can and cannot ask without offending the borrower. As a general thumb, I offer my services to obtain new applicants credit report using my submission services. Even with owner financing you still have to take these steps. Again in investing of this magnitude, I agree. You need reserve funding to maintain the unforeseen. Consider funding a rehab to resell FSBO with a reputible company. CAUTION: best approach to this is spread your own word around the investor water cooler as a small funding investor. You will get takes, but be leery of the high flash promises such as promissary with a high yield on your return. If they say above 20% in under a year...RUN!!!! notes need to season well first. if you have any questions about this you can always email me. good luck
